Welcome to The Sandbox! Newly renovated and outlined with elegance in every detail, this 3-story oceanfront home is truly perfect for your next Hilton Head Island family getaway.

This home has an extremely open floor plan that allows an easy flow between the living room, kitchen, and dining area. The living room is well-appointed and spacious, and natural light fills every corner of the room through the large windows. There is plenty of comfortable seating for everyone to enjoy and a large flat-screen TV for your entertainment. In the kitchen, there is plenty of walkway and counterspace to allow multiple people to cook simultaneously without feeling crowded. Top-of-the-line stainless steel appliances and fully stocked cabinetry, and 2 refrigerators ensure that meals at home are a breeze! There is seating for 10 at the formal dining table and an additional eight bar stools in the kitchen.

The first bedroom sits on the first floor and features a king-sized bed. There is a full bathroom, complete with a single vanity and walk-in shower, outside of this room. On the mezzanine level sits the second bedroom, which features a king-sized bed and a private bathroom, that has a double vanity along with a walk-in shower and a soaking tub. On the second floor, the 3rd bedroom features an iron queen-sized bed and boasts stunning ocean views as well as a private balcony. The private ensuite bathroom has a shower/tub combination. The 4th bedroom acts as the primary suite and features a king-sized bed, oceanside seating, and stunning ocean views from the balcony. The primary bathroom has a double vanity, a makeup area, a walk-in shower, and a spa tub. The 5th bedroom has a king-sized bed and a private bathroom consisting of a double vanity, walk-in shower, and spa tub. The 6th bedroom has 2 queen-sized beds and a private bathroom complete with a shower or tub.

On the 3rd floor, you will find the remaining rooms, as well as more living space and a full kitchen! The 7th bedroom is large and features two queen-sized beds, a flat-screen TV, and a private bathroom. The bathroom has a double vanity along with a walk-in shower and spa tub. The 8th bedroom is open and has two twin-sized beds and two trundle beds, and it also doubles as another living room! Enjoy plenty of plush seating around the TV and fireplace, and enjoy your own private balcony while you soak up the ocean views. Along with a full second kitchen, there is also a washer and dryer on the third floor.

Outside, your oceanside oasis awaits! Unwind in the private pool and spa and listen to the waves crash in the near distance as you let rest and relaxation find you. There is plenty of outdoor seating, as well as pool loungers and two outdoor tables. Just a short walk over the dunes on the private boardwalk will take you to the sandy beaches. The Sandbox truly has it all!

Penn State College Reunion

9 Guscio Way is an amazing property. From booking to departing, Island Time made this an extraordinary experience. There was not one complaint from any of our 14 guests. Brenda was awesome!!! And Vivian was on top of it all. Both of these ladies took care of all questions and made our stay enjoyable. I highly suggest this home and to book directly with Island Time. Family Vacation

Great place to stay for a large family gathering, plenty of space. Having 2 refrig. On the main floor and another upstairs we so helpful. The property was clean and as described. Elevator wasn’t working so taking luggage upstairs was the only down side. Staff was very responsive to any calls. Pool was clean and a perfect place to sit around.

Wonderful Family Vacation

Loved It

The property is beautiful and it was clean. We were well situated and loved being at the end of the street. Originally, we were informed there was no elevator there. But, thankfully that was wrong info, which helped greatly as we loaded items in and out. The coffee maker killed over on the 2nd day, but everyone was rescued by a trip to Dunkin. We would gladly stay there again for our Executive Team meetings.

I didn't like that I was going to get charged for a full week of heating the pool and spa even though we only were there for 3 nights. The owner did agree to give me a slight discount, but it wasn't anywhere close to prorated. The concierge service did help me after hours though when I couldn't figure out the spa heat, so they really came through for us. I would highly recommend renting through Island Time and this property was excellent. The location was great, but you will want a car or bike. We walked to Coligny Beach area a couple times, but it was a solid 30-35 minutes.

Great spot near Coligny

Overall a great long weekend at this home at the beach. The view and location were first rate, all the travelers really enjoyed it. The bedrooms were spacious and comfortable. We cooked a few meals while the 9 of us were here, and the kitchen is big and roomy and lots of folks can work at the same time. Overall a great time. A few small things - the appliances are showing some age - the icemaker in the kitchen fridge doesn't work and the heating elements on the stove are slow. There are a few small signs of wear on carpets and furniture - and a little cleaning could go a long way - but those are small nitpicky things. Was a really fun time at a great location.

Great Getaway for a Large Family

Adult Senior Spring Break 🏌️‍♂️🎾🍸🍷🍤🏖️

The house was big enough as we had 5 couples one week and 7 couples the next week. Very well appointed and being on the beach and centrally located on the island made it perfect for our friends. The owner happened to be staying next door and was very friendly and helpful. The Island Time staff was very accommodating and responsive. Our only issues were one of the ovens slow to heat up but did work and the elevator had a few glitches. Some of the elevator glitches were operator errors but a few were mechanical. We will be back.

What an iconic beachfront retreat!
Our 5 families (9 adults, 10 kids) had a wonderful Spring Break at this picture-perfect oceanside home... From the spacious bedrooms and cozy living spaces to ample appliances (two dishwashers! multiple washer-dryers! bar seating for 8!) our group felt completely comfortable spread out across the house (and in the pool! And on the beautiful beach, just steps away)!
Island Time was incredibly responsive any time we texted or called, and even offered up an early check-in without us even having to ask!
My only consideration would be having more soaps/shampoos/dish pods at the home - and a bit more bedding/blankets in the rooms... For the rental price I think more of these necessities would be appropriate.
Highly recommend this home for your next family trip to HH!

Very Nice

Overall, I recommend this vacation rental. Reviewer Comments: We stayed over 4th of July week and hosted 4 families with kids in tow. The rooms were spacious and the layout was accommodating. The elevator made bringing luggage up and down a breeze. Pool and spa were great and the beach access is perfectly nestled in between the two major hotels so your beach is as private as you can get in HH. The concierge service was fantastic, very responsive and helped with all our requests for recommendations. The only two nits would be the kitchen appliances and beds. The oven took 45 mins to preheat to 450 degrees, the fridges were a bit dated and took a while to get the ice working properly. but this is all minor. And the beds/pillows lacked great support. But if you had a bed with the beach views, you can easily get past that. Great parking, great location to all the downtown fun for the kids and a beautiful home. Very spacious and high ceilings so you are never on top of each other.

Outstanding House

Convenient location near Coligny Circle yet tucked away on its own beach area and private road. The house is steps from the ocean so it’s easy to run back to the house for more toys etc. There is plenty of room for multigenerational guests. The elevator that goes top to bottom is ideal for unloading groceries straight from the car to the kitchen. Second full kitchen and full laundry room on top floor make everything convenient for everybody. This visit was an unusual situation with trash pick up. The bins were full when we arrived and trash was not removed the full week we were there. We were told the contractor at 1 Guscio Way and the trash company were in dispute about trash truck access to Guscio Way during remodeling at the end of our street.

Family trip

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: It was a great house, everyone had quiet private space, patio is great, great views, great kitchen, great location. It’s Kept up pretty nice, just some worn/ stained carpeting a few places. And odd pool/spa heating specific instructions which were only on one paper that got an iPad laid on top of, and which caused us a couple cool pool days after we paid to heat both pool and spa. No sign or instructions out by the pool to be sure everyone who used spa and pool could see, since there’s 14 adults using it. Overall great time with an entire family there.

Perfect family getaway - we had 12 people

Overall, I recommend this vacation rental. Reviewer Comments: We had the BEST time as a family. The house was beautiful; everything was clean and we had more room than we knew what to do with. The elevator allowed my mom to see the rooms on the 2nd and 3rd floor. We were able to have family meals, chill by the pool/hot tub an enjoy the ocean without having to take more than a few steps. We all were able to see gorgeous sunrises, a family of stingray frequented the beach, twice we saw dolphins and we had a sea turtle nest (that did not hatch; something we were all hoping for) right by our house. We rented bikes and many of us ventured to the Coligny Plaza almost daily. My son and his wife biked almost everywhere. The island offered something for everyone and this home allowed my mom to give us memories to last a lifetime. Each bedroom with bathroom offered comfort and space. The outside balconies provided a spectacular view. The living area, kitchen and dining area was spacious and allowed us to gather for movies, game night, puzzles --- and several home cooked meals. Having a grill was a nice extra. There was not a kitchen appliance that was not available and SO MANY other things that you could cook a meal for 2 or a meal for 20. The 3rd level had its own kitchen and dining space as well as a washer and dryer. The main floor laundry space had a top of the line washer and dryer, sink and ironing board; plus lots of SPACE. All bedrooms and common living spaces had TV's; simple to use. I do not think anyone will be disappointed in renting this home. The home sits at the end of a DEAD-END drive; there is room for four cars to be parked under the home; if you rent bikes; you can lock to a tree or fire hydrant. Throughout the whole rental process, the Island Time staff was always helpful and kind. I hope to come back to Hilton Head and will rent again with Island Time. I need a home with an ocean view; this location was perfect. Many thanks for a wonderful week and memories to last a lifetime.

Beautiful house and great location

Overall, I recommend this vacation rental. Reviewer Comments: The house was beautiful and clean with really nice art work making it more luxurious. The kitchen was equipped with everything needed to cook meals. We were given a brand new grill when the other did not function well. When one air conditioner was not working the rental company was quick to respond and fix it. They were very concerned about our comfort. The beds were comfortable and our family had a great time going between the pool and the ocean. We were just a short bike ride away from all the shops and restaurants. We had plenty of room for 9 adults and 7 children ages 8, 6 and 4. My only suggestion is another umbrella for more shade by the pool. Other than that the house was a perfect vacation spot. We will rent again from this company. I hesitate to give such a good review because the house will be harder to get for our next vacation but they deserve a great review.

Amazing home!

Overall, I recommend this vacation rental. Reviewer Comments: Five couples had room to spare in this lovely, well equipped home with views of the beach and sounds of the surf! We had all the equipment needed for Low Country Boil and beach breakfasts! The home is a short bike ride from Coligny and many restaurants. Beds and furnishings were all comfortable, and the bathrooms were sizable and sparkling clean. One coffee maker was not working and was quickly replaced by manager. Do be careful - the house is at the end of a narrow street blocked by a wall. Do a little planning for who needs to get a car out.

THE FOLLOWING INFORMATION IS provided by the TOWN OF HILTON HEAD ISLAND

The Town of Hilton Head Island's 2026 Beach Renourishment Project began on August 6, 2025 at Fish Haul Beach, located off Mitchelville Road on the Island's north end. This vital initiative, part of the Town's long-term beach management program, is undertaken every 8 to 10 years and aims to preserve, protect, and restore Hilton Head's valuable shoreline.

PROJECT OVERVIEW

The 2026 renourishment will mirror past efforts (1990, 1997, 2006, 2016) and involves placing approximately 2.2 million cubic yards of beach-compatible sand across 46,500 feet of Atlantic Ocean and Port Royal Sound shoreline. Sand will be dredged from offshore shoals and pumped through extensive pipeline systems onto designated beach areas, then shaped by heavy machinery to meet specific design standards.

CONSTRUCTION TIMELINE

The $47.5 million project is divided into three phases, with work expected to last until May 2026:

Phase I:

Complete - Contractor mobilizes in August 2025
Complete - Weeks of August 13, 2025 thru September 12, 2025 - Fish Haul area
Complete - Weeks of September 18, 2025 thru October 10, 2025 - Pine Island
Complete - Weeks of October 11, 2025 thru October 17, 2025 - Port Royal (The Heel)

Phase II:

Weeks of December 11, 2025 thru March 28, 2026 - Central Island, including beach areas along Palmetto Dunes
Weeks of March 28, 2026 thru May 31, 2026 - South Island and South Beach areas.

Phase III:

Weeks of November 1, 2025 thru April 30, 2026 - Pine Island Breakwater Structures

TEMPORARY CLOSURES AND COMMUNITY IMPACT

During the renourishment, about 1,000-foot beach segments will be temporarily closed, with beachgoers directed around active work zones via ramps and signage. Construction is expected to proceed 24/7, moving at a pace of 200-300 feet per day, with minor disruptions lasting just a few days for any specific beachfront property

SAND PLACEMENT LOCATIONS:

The proposed project will include sand placement along five areas of the island shoreline:

Fish Haul Creek — 2,130 feet
Pine Island — 5,280 feet
Port Royal / The Heel — 5,280 feet
Central Island (including Palmetto Dunes) — 28,860 feet
South Beach / South Island — 10,230 feet

WILDLIFE PROTECTIONS

The project includes safeguards for endangered species. Activities are monitored by consultants to protect sea turtles and migratory shorebirds. Per U.S. Army Corps and USFWS permit conditions, dog activity is restricted in a small area adjacent to Fish Haul Creek Beach Park. All other beaches remain under normal seasonal pet access rules.

FUNDING AND MANAGEMENT

IMPACTS ON RESIDENTS AND VISITORS

Construction noise will primarily involve bulldozers shaping the sand as it is deposited.
Disruptions at individual properties generally last about three or four days as the renourishment operation progresses.
Adjacent property owners, or renters, may experience short-term minor inconveniences.
